Brief History

CSCI is one of the top construction companies in South Florida. We service large production home builders, high-end custom builders, and commercial and industrial general contractors. We operate statewide and have been thriving here in Florida for 30 years. At CSCI, we have earned a reputation among a distinguished list of returning clients who demand the best. Ronald Goldburg and Mark Nuccilli founded CSCI in 1993. As a South Florida shell contractor, CSCI experienced almost instant success. We’ve led the industry in technological advancements and improved construction techniques for three decades. The scope of our work then was primarily the same as it is today. Through innovation and determination, CSCI grew rapidly during its first decade and then explosively during the real estate boom of 2000-2005.

In 2001, Ronald Goldburg’s son, Daniel Goldburg, currently CSCI’s president and majority owner, joined the company, building on the foundation of profitability and growth the company enjoyed under its founding leaders. Daniel Goldburg has focused the company’s mission on excellence in workmanship, over-delivery to partners and customers, and a culture dedicated to the benefit of employees and subcontractors first. Today, CSCI employs 125 team members, with over 1,500 subcontracted workers on its job sites daily, and completes over 4,000 residential shell houses annually.

Why Choose Us

CSCI is one of the oldest shell contractors in Florida of our size and capabilities, with 30 years of experience improving, evolving, and perfecting our processes. Old, however, doesn’t mean we’re old-school. In fact, our company is quite the opposite.

CSCI employs an advanced estimating and workflow management software system for the industry’s fastest, most accurate bidding, production, and invoicing. Our bid accuracy is best in class for minimal waste and errors and spot-on pricing, saving our clients significantly on cost, time, and frustration.

After we bid and win, we transfer our material takeoffs into our production software, and each supervisor analyzes his job site via a custom tablet application, where he can place his orders directly with our vendors. Our supervisors also verify the completion of the work via our app, and we auto-pay our subcontractors.

Meet The Team

Miguel Torres

Area Manager, North Central

With a background as a construction foreman and a degree in math and science, Torres brings a wealth of knowledge and experience to the CSCI family as Area Manager. He enjoys all of the variety that the position offers, from supervising personnel and estimating materials, to ensuring that all OSHA safety protocols are adhered to strictly, and he appreciates the culture of excellence he finds at CSCI. The company’s commitment to work-life balance is another important point for Torres, who enjoys woodcraft, playing video games and reading in his spare time.

Daniel Goldburg

PRESIDENT

As the owner and operator of CSCI, Goldburg is responsible for building the CSCI team and leading them to excel and succeed. He has directed the design of the business processes and systems giving CSCI significant competitive advantages in their industry.

Over his 18 years with CSCI and prior to taking on the company’s top job, Goldburg served as the Vice President and Senior Vice President. He is a graduate of Cornell University with a Bachelor of Science Degree in Operations Research and Industrial Engineering and is a Florida Certified General Contractor. Goldburg is married to his wife Liana and is an accomplished race car driver.

Dennis Lenaburg

Finance Director

Lenaburg joined CSCI in 2018 taking on the responsibility for overseeing the accounting and finance department. In this role he works to improve efficiency, reduce costs and maximize profitability. Lenaburg graduated from Butler University in Indianapolis, IN and received his MBA from Florida Atlantic University.

Like many other recent additions to CSCI, he was drawn to CSCI’s employee first approach to construction management. Lenaburg is married and equally busy at home with the recent arrival of twin sons.

Martial Goeh-Akue

IT Director

Goeh-Akue brings more than 10 years of information technology management experience to CSCI. Prior to joining the company in 2019, he traveled the world, working on-site in Europe, Africa, South America, the Middle East and Central Asia. He joined CSCI as an IT Manager and quickly rose to the position of IT Director. Goeh-Akue holds a master’s degree in information systems and software development, and has been instrumental in improving business processes across the company using the latest and most secure technology available. Goeh-Akue enjoys spending time with his family, and listens to audio books whenever he finds the time.

David DeBolt

VP Business Development

With more than 15 years at CSCI and several positions with the company, Debolt’s current role is to bring new custom and commercial clients to the business who typically would not use a full-service shell contractor.

DeBolt is also working to expand the geographic reach of CSCI across Florida and into the Southeastern United States. Previously, he served CSCI as the Vice President of Construction and an Area Manager. Debolt has been married for over 20 years, has two daughters and enjoys riding motorcycles.

Tom Vargas

VP of Construction

Vargas has been with CSCI since 2016 coming to the company with a long history of shell construction including working as a Superintendent, Area Manager and as the Vice President for a statewide shell contractor.

As VP of Construction, he is responsible for all aspects of business development, planning, purchasing and execution of bids and contracts. Vargas has been married for 24 years, is a father to three adult sons and has a passion for all outdoor activities.

Yvonne Edgar

Sr. Accountant

Officially hired in 2018, Edgar came to the CSCI family after more than 18 years with the company’s previous ownership and with many years of experience in accounts receivable, accounts payable, accounting, payroll, computer systems administration and programming.

After handling CSCI’s payroll for 3 years prior to coming onboard fulltime, she is now responsible for all accounting, payroll, human resources, benefits and support for the CSCI accounts receivable and accounts payable department.

Jan Carlow

Accounts Payable Manager

Carlow has been with the company since 1998 and started as a receptionist working her way through accounting and Human Resources over much of the next two decades. In 2016, she took the helm as the Accounts Payable Manager overseeing the process of all payables for nearly 150 vendors and subcontractors.

In her role as Accounts Payable Manager, Carlow works closely with all company senior managers to ensure work-flow processes operate seamlessly and are continually improved with technological advances.

Hazel Monroy

Accounts Receivable Manager

Hazel Monroy has been with CSCI since 2016 working as both a Purchasing Analyst and Operations Analyst before being elevated to the role of Accounts Receivable Manager. Monroy manages the accounts receivables team overseeing collections for all accounts, the departments interaction with customers, billing, and the processing of work orders. She also works with field operatives to resolve customer billing issues. With a Bachelor of Business Administration from Florida Atlantic University, Monroy came to CSCI after working at Home Depot HQ and in the renewable energy industry. She is drawn to CSCI’s family-oriented business culture and enjoys spending time with friends and family.

Brandy Zuniga

Starts Manager

Brandy Zuniga has worked with CSCI since 2019, previously as a Starts Coordinator and currently as a Starts Manager. She oversees our new starts for all 3 divisions, and keeps contracts up to date. Her and the starts team work hard to upload all new start information onto the tablet, so the field can order materials and pay our sub-contractors. Brandy enjoys working for CSCI and the rewarding feeling that comes with being a part of building people’s dream homes. She loves CSCI’s fast-paced, family environment. In her free time, Brandy enjoys traveling and experiencing new places with her husband, teenage daughter, and French Bulldog furbaby.

Scott Hughes

Business Development Manager

Coming to CSCI from Toll Brothers, Scott Hughes has recently stepped into the role of Senior Account Manager. Hughes oversees all aspects of contracts and enjoys the opportunity to learn about new aspects of construction while at CSCI. At Toll Brothers, he was awarded Construction Manager of the Year three years in a row; he continues to bring that same drive and commitment to CSCI. In his free time, Hughes volunteers as a baseball coach for several teams in the West Boynton area, spends time with his family and loves the outdoors.

Tony Vazquez

Training & Development Manager

With a career spanning more than 30 years, Vazquez has brought a wealth of knowledge and experience to CSCI since he joined the company in early 2022. He is responsible for all aspects of training and development of staff, as well as implementing a learning management system, creating metrics to analyze training efficacy, and mentoring and assisting other trainers. Vazquez holds a bachelor of science degree and certifications as a trainer in several pertinent fields, including OSHA 500 & 501. He enjoys providing growth opportunities in his role and gleans satisfaction from seeing employees learn and reach their full potential. Vazquez also appreciates spending time with his family outside of the office, and says that country and farm life in Ocala suit him well.

Dimas Tatis

Safety & Claims Manager

Providing a safe working environment for CSCI employees and subcontractors is Tatis’ number one priority. His career in commercial and residential construction safety management spans more than 20 years, with the last 10 years as part of the CSCI family. Tatis holds an associate of science degree and instructor certifications in many related areas, including OSHA 500, CPR and First Aid and Fall Protection and Prevention. While his day-to-day tasks include managing multiple safety professionals across the company, establishing company-wide safety initiatives, education of management and employees on safe practices, and more, he appreciates the CSCI commitment to safety across the board. Outside of work, Tatis most enjoys quality time with his wife and children watching movies, traveling, and sampling new cuisines.

 

 

Patrick Gregorchik

Sr. Area Manager

A 25-year veteran of CSCI, Gregorchik has been with the company since its inception in 1993. In that time, he has served as Project Superintendent, Area Manager and Area/Estimating Manager. Today, as the Chairman of the Committee of Area Managers and Estimators, Gregorchik reviews all new bids for the company. He is a Florida Certified General Contractor, husband to Lameece and father to Emily and Ian. Gregorchik is also an avid fisherman and a diehard Steelers fan.

Alex Pla

Sr. Area Manager, East

Alex Pla is no stranger to the business of shell construction. Prior to joining CSCI as a Field Supervisor three years ago, he worked for some of the state’s leading companies in the field. In his current role as Area Manager, Pla oversees a large team of field personnel, but also enjoys building relationships directly with clients and vendors. Regarding his time at CSCI, he especially values the strong relationship and mutual support shared between field personnel and office staff. The collaboration and teamwork create an atmosphere that ensures outstanding results for each project. A family man, Pla enjoys spending time with his wife and daughter as well as friends.

Bruce Bennett

Area Manager, East

Before joining CSCI seven years ago as a Superintendent, Bennett held other leadership positions in both shell construction and interior buildout. With his recent promotion to the Area Manager, he appreciates CSCI’s commitment to offering its employees opportunities for professional growth and the ability to make their own decisions in line with company philosophy. When not working, Bennett enjoys spending time with his wife and two daughters.

Manuel Luna, Jr.

Area Manager, East

Luna joined CSCI one year ago, and brings more than 20 years of construction experience to the company. Having earned his general contractor’s license, Luna is passionate about continuing to grow and learn within his chosen field. He sees his strong work ethic as one of his greatest personal attributes, and hopes to inspire those around him with it. When not in the field, Luna enjoys spending time with his family, including his wife of 21 years, Elizabeth, and their two children, Leilani and Liam. He keeps busy and stays fit by volunteering in his children’s soccer league as a coach.

Wayne Beswick

Area Manager, East

Beswick worked for his family’s masonry company prior to joining CSCI as a superintendent in 2012. After several fulfilling years in that role, he was promoted to area manager in 2019. Currently, he oversees single family homesites during one of the fastest pace building cycles in South Florida while also managing customer service calls. In his current role, Beswick enjoys creating long-lasting relationships with his superintendents and subcontractors as they bring projects to completion. Beswick and his wife, Michelle, live in Loxahatchee. His spare time activities include  surfing and fishing.

Paul Tardieu

Sr. Area Manager, North Central

Paul Tardieu has a rich experience in Florida construction. Tardieu oversees field superintendents, labor and production as well as operates as a liaison between CSCI’s corporate office and customers. Prior to CSCI, he was area manager for Richard & Rice, where he spent the last eight years. Tardieu is a Central Florida native and graduated from Colonial High School in Orlando. He places a high priority on personal fitness and is a Certified Personal Trainer and enjoys training others and running outdoor bootcamps. Tardieu is also an avid musician and motorcycle enthusiast.

Salvador Estronza

Area Manager, North Central

With more than 25 years in the construction industry serving in progressively more complex roles, Estronza was a perfect fit when he came to work for CSCI as a superintendent in 2019. He holds an associate degree in business accounting, training that comes in handy as he guides his team of superintendents and subcontractors. Estronza values the culture of teamwork at CSCI, and especially appreciates that the company has invested in providing tools that set field employees up for success. In his spare time, Estronza enjoys traveling, outdoor festivals, and spending time with children and grandchildren.

 

Miguel Pena

Area Manager, North Central

As a previous remodeling business owner, and with experience in metal buildings, pools and decks, Pena came to CSCI in August of 2016. After initial training with the company, Pena was quickly promoted to Area Manager overseeing superintendents and handling project budgeting, supply chain, hiring, training and payroll.

Pena is particularly skilled at increasing efficiencies at CSCI and within the home building industry in general. Pena enjoys spending his free time with friends and family.

Gary Byrd

Sr. Area Manager, West

Bringing 40 years experience in the residential and commercial construction industry to CSCI in 2010, Byrd rose quickly from the role of Superintendent to Area Manager. In this capacity Byrd manages the labor force, supports and develops CSCI Superintendents, collaborates with builders to ensure quality and efficiency in construction and works to provide his team and the company with the best chance for success. Byrd is an active sportsman with a love for hunting and fishing, and in his spare time acts as a fishing guide.

Chris Buehlhorn

Area Manager, West

New to CSCI in 2019, Buehlhorn supervises the company’s project superintendents on construction of custom and light commercial buildings. In addition to his main focus of maintaining a great relationship with our builders, Buehlhorn also handles budgeting, material supply chain and payroll.

Buehlhorn graduated from St. Louis University, has been married for over 30 years and has one daughter and four grandchildren. He is a sports enthusiast and is skilled in wood-working building beds, landscape planters and benches.

Phil Reel

Area Manager, West

Reel has been with CSCI for more than five years, and began his work with the company as a Superintendent. His prior experience in hospitality lent itself to the work that he does in his current role, as he strives to manage various aspects of multiple projects simultaneously while keeping each project on budget. Working closely with subcontractors to keep things moving forward, Reel truly appreciates the commitment to teamwork that CSCI offers. In his free time, Reel enjoys spending time with his wife and dogs.

Gilbert Saucedo

Area Manager, West

Saucedo recently returned to CSCI in 2020 for his second tenure with the company. He returned as an Area Manager with over 20 years’ experience in the construction management industry with companies such as Trinity Shell Corporation, Richard & Rice and Wellington King. The strong connection between CSCI’s senior management and the teams in the field is one of the main reasons Saucedo returned to the company. As an Area Manager, he is responsible for the training and developing his team of construction superintendents, as well as elevating the company’s customer service. Married with three sons, Saucedo enjoys freshwater fishing with his family, coaching youth competitive soccer and maintaining a healthy lifestyle.

Vernon “Duane” Snively

Area Manager, West

Recently promoted to Area Manager, Snively has been with CSCI for more than six years, lending his experience and expertise to the position of superintendent before stepping into his current role. While he enjoys building in general, he sees his greatest responsibility as ensuring that each project he manages meets CSCI’s standards of excellence.
