Custom Home Project Manager
Position: Custom Home Project Manager
Business Type: Shell Contractor (concrete, masonry, framing)
Job Summary:
In this critical role, you will be responsible for managing operations and account relations for custom home shells (concrete, masonry, framing) and overseeing the shell construction lifecycle of projects.
The Project Manager will be the liaison between client & field operations working with the local office support team to ensure accurate and timely construction of the shell portion of the structure. The Project Manager ensures scopes of work are followed and performed, manage estimated costs to avoid extra costs, help review/create/deliver bids and handles plan and scope changes through the construction lifecycle of the concrete, masonry, and framing phases of residential custom homes. This role reports to the Operations Director and works directly with CSCI’s Lead Estimator, Operations Director, and preconstruction team.
Responsibilities and Expectations:
Manage operations and client relations for Custom Homes shells
Effectively maintains and retains existing customers by building effective long-term relationships and customer loyalty
Coordinate with multiple departments within the company to accommodate customer’s construction, material supply, timing, scope of work and safety needs
Collaborating with company estimators, reviewing estimating reports and proposals for CSCI’s home building clients
Deliver bids to clients with ability to answer and review in depth questions & concerns.
Identify viable opportunities and follow-up with key decision makers to position CSCI as the shell contractor of choice for potential new residential construction projects.
Ability to understand and analyze complex structural plans
Help to ensure proper communication to field operations and staff
Performs other job-related duties as assigned or apparent
Other duties may be assigned to meet business needs
Willingness to work as part of cohesive team
A strong knowledge of residential construction
Excellent written and verbal communication skills
Strong organizational, multi-tasking, time management, and problem-solving skills
Critical Skills:
Purchasing experience with a residential home builder or General Contractor (2+ years preferred)
Construction field experience (5+ years preferred in Custom Homes)
Estimating experience in concrete, masonry and lumber phases
Microsoft Excel skills (Formulas, Pivot Tables, etc.) is required
Experience with estimating and project management software is preferred
Valid driver’s license
